Seasonal Maintenance

Take tedious home maintenance off of your to-do list fur-ever! We visit your home every quarter to check on the safety, efficiency and maintenance performance of your home, giving you peace of mind and more time for the things that matter. This service is currently available to Caviness & Cates and Cates Building, Inc. homeowners.

Spring Services

Change HVAC filters
Test water heater pressure relief valve
Service sliding glass doors and tracks
Activate irrigation system (excludes backflow inspection, starts at $100)
Inspect cabinet door and drawer alignment and adjust as needed
Clean faucet aerators

Summer Services

Change HVAC filters
Inspect interior caulk around the wet areas and re-caulk as needed
Inspect irrigation heads for normal operation and adjust as needed
Adjust interior doors for normal operation
Drain and flush water heater

Fall Services

Change HVAC filters
Winterize irrigation system
Seal any exterior concrete cracks
Change smoke detector batteries
Perform garage door safety check, lubricate rollers, and adjust chain if needed

Winter Services

Change HVAC filters
Adjust exterior doors and thresholds as needed
Inspect exterior door weather strip and replace as needed
Inspect interior caulk around the wet areas and re-caulk wet areas if needed
Inspect attic for leaks (any leaks found will be assessed to determine cause)
Tighten handrails as necessary, if loosened by normal use
